Overview: Comprehensive Electrical Solutions for a Modern Civic Space

The City of Brookhaven contracted FTI to complete work on their new city hall building, which houses offices and chambers for the mayor, city council and city staff. This mass timber community space includes an atrium, retail and restaurant areas, event space with a catering kitchen and a rooftop terrace. FTI assisted with design to enhance constructability, and installed all electrical gear, pathways and wiring. This included fire alarms, smoke control systems, lightning protection, low-voltage pathways and WELL Building Standard-compliant lighting systems.

Challenges: Mass Timber Construction and Modern Design

Installing the wiring and electrical work was challenging due to the building’s complex, mass timber construction. This required all penetrations and electrical boxes to be modeled prior to installation. Additionally, the high-end light fixtures required significant coordination and preplanning due to their intricate design. While the building’s sub-floor systems allowed for the use of cost-effective materials, they also introduced scheduling challenges.

Solutions: Early Coordination and Installation

The team was on site early to pre-plan and coordinate so they could ensure the electrical work was properly installed within the mass timber materials and light fixtures. They were also able to install the generator and underground electrical systems early. Metal-clad cable and basket trays were used beneath the sub-floor system, providing material and labor savings compared to standard conduit systems.
