
Overview: Engineering Center Modernization & Expansion
FTI was selected as the electrical contractor for Johnson Controls’ new 105,000-square-foot Engineering Center in Glendale, Wisconsin. Designed to reflect the company’s commitment to innovation, safety and sustainability, the center serves as both a collaborative workspace and a real-time demonstration of smart building technologies. FTI partnered with Mortenson Construction and Weas Development to deliver high-performance electrical systems on a rigorous schedule. Project highlights included underground electrical feeder installation, a rooftop solar array and advanced prefabrication from FTI’s off-site manufacturing facility.
Challenges: Net-Zero Design & Fast-Track Schedule
The project faced tight construction timelines tied to occupancy needs and extended equipment lead times. The original overhead system design created logistical challenges, and close coordination across multiple trades was required to integrate electrical work with HVAC, plumbing and fire protection systems. Meeting LEED Gold certification and net-zero carbon emission goals added even greater complexity.
Solutions: Smart Building Integration & Clean Energy Infrastructure
FTI addressed these challenges with innovative, sustainable solutions:
- Underground Electrical Feeder Installation: Replaced the original overhead design with underground feeders, improving safety and aligning with Johnson Controls’ vision for a clean, tour-ready facility.
- 3D/Trimble Modeling: Used advanced modeling tools to lay out electrical hangers, lighting and floor boxes with precision, ensuring smooth integration with HVAC, plumbing and fire protection systems.
- Off-site Manufacturing: Prefabricated more than 1,400 lighting fixtures at FTI’s off-site manufacturing facility, delivering just-in-time kits that reduced jobsite congestion, improved installation speed and ensured quality control.
- Rooftop Solar Array: Designed and installed a solar system with more than 250 panels generating 154,305 kWh annually, supporting the facility’s sustainability and net-zero goals.
- Electric Vehicle (EV) Charging Infrastructure: Installed three EV chargers to support future fleet needs.
- Procurement Strategy: Leveraged supplier partnerships to proactively source long-lead materials and keep the aggressive schedule on track.
The finished facility now operates as a real-world testbed for Johnson Controls’ smart building technologies, and FTI is proud to have played a role in its delivery.
